San founded Business Loan Queen to help qualified investors pursue financing with a lender-ready profile and a financially sound project plan.
Her approach combines firsthand real estate investing experience with more than a decade of high-pressure decision-making developed while serving as a Medical First Responder/Emergency Medical Responder and emergency dispatcher. That means looking beyond whether a loan can close and asking whether the capital, reserves, and project plan can support what happens after closing.

Why this work matters
Before Business Loan Queen, San served as a Medical First Responder/Emergency Medical Responder and emergency dispatcher. She worked both sides of emergency response—providing direct lifesaving care in the field and coordinating critical information from dispatch. Every decision required research, composure, clear communication, and attention to details that could not be ignored.
A sudden illness and unexpected loss of income later changed how she viewed financial security. Real estate became a path toward independent income and generational wealth—but investing also exposed the risks that are easy to underestimate: construction delays, rising costs, reserve shortages, and financing that looks good at approval but creates pressure later.
Those experiences now shape how Business Loan Queen evaluates funding requests. The objective is not to push every file toward a lender. It is to identify readiness gaps, structure qualified files around applicable criteria, and pursue a funding path that fits the client’s actual position and objective.
